What It’s About
With home prices increasing nearly eight times faster than the national income, many Americans are finding that owning a home has either become too expensive or involves more commitment than they are ready for. This has placed an excessive burden on the home builder. Built-for-Rent (BFR) communities provide builders with another sales channel and an additional option in its pursuit of increasing the supply of entry-level homes in America. This session will address various issues confronting home builders getting into the space, including the evolution of deal structures and the risk involved, impact on surrounding home values, marketing and management of this unique property type (including 3rd party management options) and BFR as a hedge against future declines in the for-sale market.
