Neil Koelbl is a seasoned homebuilding executive with over 20 years of experience in the Atlanta housing market. He currently serves as Division President for Dream Finders Homes’ Atlanta operations and is a key partner in its regional expansion. Known for driving operational efficiency, vertical integration, and innovative practices. He founded Liberty Communities and grew it into a leading builder of affordable, high-quality homes along the I-85 corridor (Atlanta to Greenville, SC). He developed Liberty’s offsite manufacturing platform (Liberty Engineered Products) using internally generated capital, achieving fast build cycles, strong inventory turns, and better cost control. Earlier in his career, as President of Crown Communities, he led the company—then the largest builder in Atlanta, Greenville, SC, and Augusta, GA—through its acquisition by D.R. Horton. In January 2025, Dream Finders Homes acquired Liberty Communities, establishing its Atlanta market entry and leveraging Liberty’s expertise and operations. Koelbl now focuses on land acquisition, development, scaling efficient models, and building a “hungry, humble, and smart” culture.
