History of TNAR

The New American Remodel® (TNAR) is one of the official show homes of the annual NAHB International Builders’ Show® (IBS). Not to be confused with a “facelift” or “renovation”, this completely enhanced and rebuilt property displays the importance of innovation and material integration in the industry. 

This program is a central example of our efforts to expand outreach to the remodeling industry and create additional opportunities to exhibit new and innovative products. This home reflects new housing and lifestyle trends, demonstrating how remodeling professionals have embraced aging in place, green building and energy efficiencies.

A principal goal of the program is to maximize housing performance and energy efficiency. Each home incorporates elements from the NAHB Green Building Standard and embodies only the highest levels of quality, safety, aesthetics and sustainability.

Since its inception in 2007 and reintroduction in 2017, TNAR has proudly displayed countless products from members of the NAHB Leading Supplier Council (LSC). In partnership with NAHB, Endeavor Business Media serves as a media partner and proudly features the products, technologies and design ideas within ProRemodeler Magazine. This remodeled home is also widely promoted through local and national news outlets, network television and in several other select trade publications.

This is the first remodeling project showcased at IBS. Originally built in 1909, the yellow-clad house was moved to a new site where the lot was excavated 5 feet to add a daylight basement, an unusual feature in Central Florida. With the addition of a rear extension, the renovation more than doubled the home's size.

The 2017 TNAR offered 4,631-square feet of fully updated living space and was projected to be 75% more energy efficient than its original 1987 design. The renovation reconfigured the interior into an open floorplan suited to modern living and strengthened the structure by addressing fire damage from the 1990s.

The 2018 TNAR sat in a beautiful, established neighborhood just outside downtown Orlando. Built in the 1930s, the two-story traditional home was originally designed by Harold Hair, a prominent architect known for his work around Winter Park and other Orlando suburbs. Set on an expansive lot, the property was an ideal candidate for a major renovation.

In 2019, the remodeled home was an unexpected project for Las Vegas, set in a historically significant, non-master planned neighborhood rather than within a newer planned community. It became a sustainable vision for both the building and the site, showcasing innovation, thoughtful design and advanced energy-efficient systems that had not previously been used in the Las Vegas market.

The 2020 TNAR was located in a well-established Las Vegas equestrian community made up of custom homes of varying styles and sizes. The original 1977 ranch-style residence measured 2,170-square feet and was transformed into a 7,523-square foot, two-story showcase of innovation.

This five-level lakefront masterpiece was originally designed by acclaimed architect Roger Allen Leibin, who trained with Frank Lloyd Wright protégés - Nils Schweizer and Sanford Goldman. This unique wood and glass mecca of modern architecture was meticulously maintained and featured cantilevered balconies, expansive terraces and seamless integration of interior and exterior spaces. The main house offered four bedrooms and 4.5 baths, all with striking views of Lake Sue.

The vision for the 2022 TNAR was to honor the home's midcentury-modern character while preserving its original charm. The Phil Kean Design Group modernized the property without altering the core structure, keeping and enhancing features like the great room, stone fireplace and front porch overlooking Lake Sue. The original home only had two bedrooms and two baths; an expansion was needed to meet modern living needs.

The 2026 home was a soft remodel that focused on updating the home without major structural changes. The original 1951 residence was refreshed inside and out, retaining its layout while adding modern features such as a craft room, indoor-outdoor living spaces, a pool and entertaining area, energy-efficient upgrades and an expanded outdoor kitchen.
