Beyond Trends: A Data-Driven Look at What Sells

<strong>Description/Elevator Pitch</strong>: Builders, designers, and buyers alike are enthralled with beautiful images and so-called trending design. But buyers aren't buying trends - rather, they are seeking value that they can feel and justify financially. This presentation will call out the specific floor plan features, interior and exterior finishes, and upgrades that consistently outperform the market. Attendees will see how buyer expectations shift by price tier across the country, where the market is oversaturated, and where gaps exist.<br /><br /><strong>Snapshot</strong>: The goal of this session is to provide clear, data-backed direction to builders on what to build, what to upgrade, and what to stop doing to maximize sales price, price per square foot, and absorption rates.<br /><br /><strong>Presentation Plan</strong>: We will show images (and data about said images) from sold properties across the country. We will demonstrate how areas like the kitchen, primary bath, and front and backyard exterior spaces evolve and improve as price tier changes in the homes that sell faster and for a higher price per square foot than competitors in the same area. The presentation will be image-heavy, and I intend to invite a couple of builder and/or designer connections with national footprints to help with commentary.
